Life in St. Cloud

St. Cloud combines a historic small-city center with rapid master-planned growth along East Lake Tohopekaliga. Its lakefront park, early-1900s Spanish Revival downtown, and relative affordability offer a different rhythm from Orlando proper or Lake Nona, while new communities are broadening the city’s housing choices. Growth has accelerated sharply since 2000, supported by access to Lake Nona, Orlando International Airport, and Osceola County’s emerging employment centers — above all NeoCity, the 500-acre semiconductor and deep-tech campus now anchoring the county’s growth.

Why Buyers Choose St. Cloud

  • East Lake Tohopekaliga, an approximately 12,000-acre lake known for bass fishing and clear water, forms the city’s southern shoreline (public lake profile, reviewed Sep 2026).
  • Historic Downtown St. Cloud preserves early-1900s Spanish Revival character, while St. Cloud Lakefront Park is the signature waterfront destination.
  • Home prices remain meaningfully more attainable than Orlando proper or Lake Nona, without giving up access to either employment center.
  • The city’s rapid growth supports expanding choices in new construction, retail, healthcare, and community amenities.
  • NeoCity, the 500-acre technology campus beside the city, puts semiconductor and deep-tech employment — including the $470 million ELSPES manufacturing campus and the University of Florida’s Florida Semiconductor Institute — within a short drive rather than an Orlando commute.
  • A high-wage employment cluster of that scale is the kind of anchor that has historically lifted nearby submarkets, Lake Nona’s Medical City being the clearest Central Florida precedent, though it is not a guarantee of future value.

On the Horizon

What’s Coming

01

NeoCity — a 500-acre technology campus at the city’s edge

NeoCity is a 500-acre innovation campus in Osceola County, launched in 2014 and anchored by the Center for Neovation semiconductor fabrication facility. It sits roughly 20 minutes from Orlando International Airport and less than a mile from Florida’s Turnpike, in a county that is the fastest-growing in Florida and the third fastest in the United States.

02

University of Florida’s Florida Semiconductor Institute

The University of Florida’s Florida Semiconductor Institute is anchored at NeoCity, attaching degree-level research and workforce training directly to the district’s fabrication capacity so employers can recruit and retrain locally instead of relocating entire teams.

03

ELSPES, Inc. — $470 million U.S. headquarters and manufacturing campus

South Korea–based ELSPES, Inc. is investing $470 million to build its U.S. headquarters and a manufacturing campus at NeoCity, producing high-performance silicon capacitors for AI, automotive, and aerospace applications. The nearly 40-acre site is the largest private commitment NeoCity has made to date, planned in two phases of roughly 289,000 square feet each. Osceola County’s Board of County Commissioners approved the deal on May 5, 2026, and more than 600 high-wage jobs are projected. Commission Chairman Brandon Arrington: “NeoCity continues to prove itself as a true incubator for next-generation industry, where global investment is translating into high-wage jobs.”
