I-4 & Regional Road Expansion
“I-4 Beyond the Ultimate” is adding express lanes to I-4 between Tampa and Orlando, while the SR 417 and SR 528 corridors keep widening and adding express and Flex lanes across the region.

What I'm Telling My Clients
Prices are essentially flat to slightly down, and homes are taking longer to sell. That's a real shift from the frenzy years. If you're selling, pricing right on day one matters more than ever — the listings that sit are almost always the ones that started too high.
If you've felt priced out the last few years, this is the first market in a while where you have room to negotiate and more homes to choose from. Repairs, closing-cost help, and a little time to decide are back on the table.
"Months of supply" is simply how long it would take to sell every home on the market at today's pace. Around six months is considered balanced — neither side has the upper hand. At roughly 4.9, we're getting close: sellers still do well with a well-prepared, well-priced home, and buyers aren't forced into bidding wars to get one.
